Modular construction is a building technique solution that meets the needs of businesses, houses, education and warehousing because of its versatility.

Real state crisis: chronicle of a collapse foretold

In the year 2000, the real state sector started rising tremendously, becoming a giant with feet of clay.

Prices increased by a yearly 17% with a low inflation, meaning a high increase in real terms.

Every year, around 600.000 houses were built, with a record of 762.540 in 2006, more than the number of houses built in France, Germany, the UK and Italy all together, according to the Ministry of Public Works. Cranes became, at that time, a natural part of the Spanish landscape.

In 2007, the real state bubble collapsed in the US with the crisis of subprime mortgages, which opened Pandora’s box.

Some time after the Spanish National Institute of Statistics forecasted a strong price reduction of the real state (a 27% during the first trimester of 2008) and of the mortgage hiring (a 25% in January 2008).

The construction boom was caused by a high increase of grant of credits, provided with low requirements and also a huge increase in the price of housing because of speculation.

But time has passed and crisis always provides opportunities for who is ready to embrace the change.

Modular construction: the alternative

The stagnation of real state markets and its difficult access has promoted the search of viable solutions for the needs of businesses, houses, education and warehousing.

In this situation, modular construction became the alternative to the traditional construction. It was needed to find a construction methodology that could adapt to the new times, offering a rapid, low cost and flexible service with more possibilities of customization, a sustainable system and with less environmental impact.

With a steel structure custom-designed according to the customer’s needs in each project to obtain solid prefabricated buildings of three highs, on a short period of time and with a low cost. For rent and sale.

We study the project with the customers’ architects in order to adapt our constructive systems. Once the technical features are designed and the plans and materials are selected, we manufacture all the elements in our factory and we transport them to their destination for assembling.

For transportation, we use the KIT or FLAT-PACK system, in order to reduce logistics costs.
