Modular building for office purpose | Prefabri

Europa Prefabri Group has finished a new modular building project, a set of modular glazed offices for the company Grudem, in Segovia. Grudem is specialized in the manufacture of products in honeycomb cardboard with a hexagonal cell structure.

The ensemble of modular glazed offices occupies a total surface of 71m2 and is composed by six prefabricated modules attached, being the measures of three modular prefab units of 6000x2350mm and the other three 4000x2350mm, perfect for logistics and transport.

Floor structure

The main floor structure of the modular building is composed by galvanized sheet profiles of 2.00 mm thickness shaped in cold. Transversally, Omega straps are placed, providing more stability to the floor for facing vibrations and charges. The entire floor supports loads of 250 kg/m2 using, uniformly distributed.

Roof structure

The roof structure frame in the modular building is formed by 2 vertical and 2 horizontal galvanized profiles of 2.00 mm thickness shaped in cold. OMEGA galvanized steel straps are placed transversally. These Omega steel straps support a trapezoidal galvanized metal sheet of 5 notches with the thickness of 0.6mm attached to the profiles by means of self-threading screws with washers.

Columns

The columns are formed by asymmetric galvanized steel profiles shaped in cold of 2.00mm thickness. The columns are screwed to the floor structure and roof structure using special screws. There is a round PVC pipe with the diameter of 75mm serving as a gutter hidden in the interior of the column. The column is finished on its interior with a lacquered sheet that fastens the electrical mechanisms, plugs, switches and electric protection panel.

Lateral enclosure

The lateral closure on this modular building is composed of sandwich panels, made of a two sided lacquered sheet on a galvanized base and count with intermediate thermal and acoustic isolation.

False ceiling

The false ceiling is formed by galvanized and pre-lacquered metallic blades in white silicone polyester (0.5mm thickness). Between the false ceiling and the roof plate is placed an 80mm insulation fiberglass blade with vapour barriers.

The internal free height of these modules is two and a half meters.

External carpentry

The standard carpentry is manufactured in PVC or aluminium profiles lacquered in white.

The named carpentry consists of:

  • Exterior door 1825x2060mm with a handle and a lock
  • White PVC 2 wing sliding window 975×1045 Glass 4mm without grill
  • Glazed fixed panel in white aluminium, 3+3 glass.

Internal carpentry

The internal carpentry is manufactured in PVC or aluminium profiles lacquered in white.

Electrical installation

The electrical installation system is complete except for the electrical line up to the location of the module. All the electrical system and installations are adapted to the safety requirements.

Electrical supply is connected to the electrical box with an independent protection via magneto-thermal switches and switches necessary for lighting, emergency devices (in case of having ones), air conditioning and other uses. The box is protected against the direct and indirect contacts, over current or short circuit:

  • Waterproof lights with diffuser 2x36W
  • Plug entries 16A+TT (when placed in the bathrooms these are waterproof)
  • Surface switches of 10A+TT

Bathrooms and plumbing system

Plumbing installation in this modular building is considered complete (with the exception of water arrival to the module, and the drainage of waste water to the septic tank, which will be for the customer account). The sanitary material will be of white colour, ROCA brand or similar.

Sanitary facilities are formed by the plumbing with polyethylene tubes. The plumbing is formed by pipes and fittings in rigid PVC, with the corresponding hydraulic siphons.  The unions are materialized with specific adhesive PVC to ensure a complete seal.

Other finishes

  • The whole structure has been painted in white
  • We have furnished two air conditioning systems with heat pump (split model)
  • For the floor, we have choose a vinyl floorcovering

 

Contemporary modular office building in Madrid

 

Contemporary modular office building: In this new project we have installed a modern modular office building for an authorized car dealer in Madrid.

This modern modular office building was composed by 4 prefabricated modules attached, dimensions 5x4meters each, with a total surface of almost 49 sqm. This group of portable cabins made a modern modular office that completed the facilities of our customer, meeting his needs.

The prefabricated modules that compounds the modular office building have been assembled in our factory and transported completely finished in trucks, for which its installation lasted only a day. All this thanks to our Tridimensional Manufacturing System (3-D).

Technical features of  contemporary office building

  • The portable cabins of this modern modular office building are composed by a steal structure completely prefabricated, composed by a base frame, roof frame and pillars with independent structural elements for each of them.
  • The system offers the advantage of fastness, as it delivers a completely finished building, in the form of independent portable cabins or modular buildings composed by the union of several modules, in a short delay of time in comparison with the traditional construction or other industrialized systems.
  • Other of the main advantages of our system is the need of minimal foundations of the modern modular office project, all the modules are self-supporting and the floor structure allows them to be place in simple supporters, even on wood.
  • All the modules can be easily transported assembled independently in trucks, disassembled or in our KIT/Flat Pack system, so we can transport several modules in the same truck or container reducing transport costs.
  • The modules are designed in order to offer an easy assembling and disassembling, even made by people with no previous experience, thanks to the instructions and videos we provide.

Due to these characteristics, this system is specially designed for temporary modular buildings that can be easily relocated if necessary. Nevertheless, this system is equally appropriate for permanent building with multiple uses.

  • Regarding the choice of materials, due to the common uses of these modular constructions we are looking for solutions where functionality and economy prevail, with first quality materials that guarantee an easy and economic conservation.
  • Nevertheless, for special projects like this modern modular office, on which particular technical specifications are needed, we can substitute the standard materials, keeping the same structural system, but choosing special materials and finishing.

Technical features for prefabricated modules

Floor structure

The main floor structure of this contemporary modular office building is composed by 2 longitudinal and 2 transversal beans conformed in cold, in galvanized steel of 2,00mm thickness. Transversally, omega straps are placed, providing more stability to the floor for facing vibrations and charges. This structure will be isolated between straps through a panel.

The entire floor supports loads of 250 kg/m2 using, uniformly distributed.

In this project, the straps placed for the modules support a special anti-humidity phenolic plyboard floor of a 19mm thickness and a finishing AOK CONTEMPORARY GRAPHITE GREY with foam and paving.

The colors can be chosen from an available range. The frame increases its’ height in order to allow the sewerage according to the customer’s indications.

Roof structure

As well as the base frame, the roof frame is formed by longitudinal beans and transversal straps conformed in cold on galvanized sheet 2.00mm thickness.

False ceiling

Instead of placing a roof panel over the structure, metallic omega straps are placed. These omegas can support a trapezoidal sheet of 0.6mm thickness, screwed to the profiles through self-tapping screws with waterproof washers.

The false ceiling is formed by galvanized and pre-lacquered metallic blades in white silicone polyester (0.5mm thickness). Between the false ceiling and the roof plate is placed an 80mm insulation fibreglass blade with vapour barriers.

The roof lies over structural tuber straps that provide strength to the modular construction and address the rain water sewerage towards the short sides of the module. This sewerage is made with two PVC gutters, integrated in the short roof beams. The sewage drain pipes are composed by 4 PVC tubes (2 tubes on each side of the module).

Columns

The columns are formed by asymmetric cold-rolled profiles of galvanized sheet, with a 2mm thickness. These columns are screwed to the floor and the roof with special screws.

By the interior of the column is fixed the soil pipe (formed by a 75mm diameter PVC tube). The column is finished on its interior with a lacquered sheet that fastens the electrical mechanisms, plugs, switches and electric protection panel.

In this case, pillars offer an internal height for the module of 2500mm.

 

Lateral enclosure

The lateral closure is composed of sandwich panels, 40 mm thickness. They are formed by a both sided lacquered sheet on a galvanized base and count with thermal and acoustic isolation formed by polyurethane self-extinguishing resins injected with a density of 40kg/m3.

The thermal coefficient transmission is K=0,021 W/mK. The fire behavior against fire in this type of panel is classified as an M2 material, hardly inflammable. The panel is very resistant against humidity, staying unalterable over the years. The union method of panels is by tongue-and-groove joint and the panel finishing is micro-profiled GV type diamond tip with RAL 7016 and interior in white.

Roof parapet

The proposal included a roof parapet in the upper structure, until 350mm of height in the same GV panel for the lower structure. This roof parapet has been delivered disassembled for logistics reasons.

Metallic carpentry

 Doors and exterior carpentry of these modules are manufacture with aluminum profiles lacquered in black.

  • Exterior aluminum glass door 1 wing on black colour 975x2060mm with handle and lock
  • Glazed fixed in black with double pane 6+6

Doors and internal carpentry of the prefabricated modules are made on aluminum profiles lacquered on white. The ones that will be used in this project are the following:

  • Interior aluminum glass door 1 wing 815x2060mm with handle and lock
  • Interior aluminum door 1 wing 715x2060mm with handle and lock

WC and plumbing

The sanitary installation is considered complete (with the exception of water arrival to the module, and the drainage of waste water to the septic tank, which will be for the customer account).

The sanitary material will be of white colour, ROCA brand or similar.

The sanitary facilities are formed by the plumbing with polyethylene tubes. The plumbing is formed by pipes and fittings in rigid PVC, with the corresponding hydraulic siphons.  The unions are materialized with specific adhesive PVC to ensure a complete seal.

In this case, the plumbing installation is composed by:

  • Full sink
  • Full WC on porcelain

Electrical installation

The electrical installation system is complete except for the electrical line up to the location of the module. All the electrical system and installations are adapted to the safety requirements.

Electrical supply is connected to the electrical box with an independent protection via magneto-thermal switches and switches necessary for lighting, emergency devices (in case of having ones), air conditioning and other uses. The box is protected against the direct and indirect contacts, over current or short circuit:

  • Watertight downlights type LED 20W
  • Power point 16A+TT (Waterproof in the sanitary).
  • Switches 10A+TT.
  • Data and internet.

In the standard modules, all the cables are hidden behind the false ceiling and the finishing of the columns.

 Air conditioning

The installation of the air conditioning it’s normally made with Split type equipments.

Transport and assembly

All our prefabricated modules were individually transported completely assembled. They were lifted with a crane holding the reinforcements located in the corners of the structure of the modules’ roof. This way, our system allows a rapid and easy transport to a new location, on an independent module as well as on a modular building conformed by several. These unions should be made at the delivery place.

Foundations

The structure of the prefabricated modules, particularly the base structure, does not require a complex foundation. The independent modules can be placed directly on the floor, being leveled with wood pellets.

The modular building formed by the union of several modules can be placed over brick or concrete blocks located in the corners of the modules. This solution for foundations is much more rapid and cheap than making a concrete slab, which would be needed for other types of buildings.

 Modular office building?

Thanks to the versatility of modular constructions, we can design and manufacture modular buildings adapted to the specific needs of our customers, through the union of our modules. Our standard modules are attachable and stackable till two floors.

The external water tightness of the unions of these modules is ensured by neoprene straps and external and internal finishing plates, custom-designed for the modules.

For our customer, the modular construction has been the perfect solution for his needs: the terms of manufacturing and delivery, the minimal modifications on his own facilities, the adaptability to an existent structure and the licenses and premises were an active of main importance for completing this project.

 

Luxury housing development Los Altos del Montecillo | Prefabri Steel

The Steel Frame System of PREFABRI STEEL has been set up for the luxury housing development “Los Altos del Montecillo” in Las Rozas (Madrid, Spain).

The development is carried out under a Cooperative scheme, managed by Alenta Gestión, with Dª. Marta García Alonso and D. Luis Cabrejas as Architects and with Acdepm as Project Managers.

The houses comprises an area of 350m2 distributed on two floors plus a parking basement.

The construction system has been made using the 2D Bidimensional technology which combines the traditional concrete construction in basement walls, with the industrialized construction, on the “Steel Frame” construction system, fulfilling all the requirements of the Spanish regulations Collected in the CTE (Technical Building Code).

The outer facades combine several layers, or “skins” that provide a high energy efficiency to achieve a category A.

Each house has been customized by each Client, and they have the best finishes.

Modular homes. A social project developed in Paraguay | Prefabri-Steel

Construction of the first social modular homes in the municipality of Limpias, near Asunción, capital of the Republic of Paraguay, has been completed.

The Development is being carried out under a Promotion scheme carried out by the company GAPA with Dª. Paola Flecha as an architect.

These modular homes (a social housing project) consist of an area of 42m2 and have two bedrooms, a bathroom, a living room, kitchen, porch, outdoor laundry area, and a parking space for one car.

The construction system made using the 2D Bidimensional technology using the PREFABRI STEEL Type 3 Panel “Light Concrete”, both on the exterior and interior walls, and also including a thermal insulation sheet placed under the Cover metal roof.

The assembly was carried out in 5 days by local workers, supervised by an Architect of PREFABRI STEEL displaced from Spain. The assembly teams complete the following social modular home at a rate of one per day. The team has been composed of 6 workers, who have finished the house in approximately 240 hours, which is equivalent to less than 6 hours per square meter of house.

Prior to the arrival of the containers with our panels and other pieces, GAPA had proceeded to make the slab foundations, according to the plans made in coordination between the PREFABRI STEEL technicians and the local architect.

PREFABRICATED MODULAR OFFICES IN MADRID

Here are some pictures of a new modular building with offices. It has been made for FCC company in Madrid. We executed the fabrication and the assembly of this building within two months only. It deals with standard prefabricated modules superimposed, but with a metallic platform in order to gain space.

This is one of the biggest modular constructions projects we realized this year in Spain. Once again, an important client chose us to fabricate and assembly this building.

PREFABRICATED LOCKER ROOMS MADRID

Here is one of our constructions realized last month. It deals with a modular building of locker room for workers installed in Madrid. Our client FCC trusted in us to complete successfully their project of construction. Modules have been installed on a metallic structure to optimize the use of the whole building space, to stock some tools. Indeed, the area available is really small. This project has been realized with standard prefabricated modules, but we added a “overcovering” with two slopes to secure the impermeability of the building and to increase the heating insulation. The degree of the inclination of the “overcovering” is due to the installation of the air conditioning equipments, those ones being protected by this “overcovering”. Other characteristic of this project: in the sanitary modules the standard floor (wood + vinyl tiled) has been replaced by a specific floor, made up of trapezoidal flooring, on which has been poured the concrete. The finishing touch : ceramic floor.

MODULAR OFFICE IN AIRPORT OF ALGIERA

We show you in this post some pictures of the assembly we are working on in Algeria. It deals with several modular buildings which will be used as offices by the engineers of our client, as part of the expansion work of the Houari Boumediene Airport of Algiers. Those works imply the construction of a new terminal with a surface area of 73 hectares. Thanks to this new terminal, the airport will be able to receive 22 thousands of passengers every year, instead of 12 thousands before the works.

Our client is one of the most important companies in the building and public works sector. As big multinationals, both Spanish and international, this company trusted in the professionalism of EUROPA PREFABRI for the manufacturing and the supplying of temporary installations for this project.

This project is composed by 4 buildings realized thanks to the assembly with two layers of prefabricated modules, with a total surface area of more than 3500m2. Modules have been made in Spain in record time and carried with Flat-Pack system in maritime containers.

We are currently working on new projects in Algeria and we hope that we will sign new contracts in the country in the coming months, because it is one of our exportations destination.

MODULAR OFFICE WITH HIDDEN STRUCTURE

We present a new modular office building project performed by the union of standard prefabricated modules but in this case we have installed a double sandwich panel for walls in order to get a construction with hidden structure that provides a different look with a more attractive design than classic modular buildings and a double insulation, also other elements as false ceiling, doors, windows and roof in corporate color, wooden floors and hidden wiring.

Prefabricated cabins for REPSOL

20 prefabricated modules assembled at REPSOL’s oil complex located in Puertollano, Ciudad Real.

Last december we get the contract to supply these special modular constructions installed in diferent places arround the complex.

Those are permanent  prefabricated cabins with structure fixed to the floor and glazed areas. Also has a complete WC inside.

Another example of many different uses for our modular constructions.

 

 

Prefabricated Modular Building in Madrid

This month we have assembled this two storey modular building.

The prefabricated construction will be permanent and it will be used as offices and dressing room.

Building has benn manufactured with special technical features as rockwool panel for the walls and over the roof in order to achieve the best possible sound isolation because it is located inside a military airbase.
